If the roof is relatively new and the problem is localised, repairs are usually sufficient. A skilled roofer can patch small tears, reseal joints, improve drainage and replace damaged sections. Repairs are most effective when the rest of the roof is still structurally sound. However, if the roof is several decades old, leaking in multiple areas or showing extensive blistering or cracking, replacing it is generally the smarter choice. A new flat roof gives you a fresh start with modern materials that offer improved insulation, better waterproofing and longer warranties. Although the initial investment is higher, the long term savings are significant because you reduce the need for constant repairs. Maintaining a flat roof is fairly straightforward when you stay proactive. Regular inspections, especially after storms, help catch problems early. Clearing gutters and keeping surrounding areas free of debris also prevents water buildup and drainage issues.
